 New Home Development Activity In East Cobb (Updated Periodically)

East Cobb New Homes For Sale

A sure sign the real estate market is on the mend is that nationally, 2012 has seen the most new home building activity since the markets of 2005 – 2006. Here in East Cobb builder activity, driven by East Cobb’s top three public high schools Walton, Lassiter, and Pope, has been just as brisk. For example, within three miles of my home in East Cobb several new home neighborhoods have materialized since early 2011.

East Cobb New Home Construction

In the Lassiter High School District, local speciality developer, Brooks Chadwick developed a large wooded tract of land now known as Mountain Creek where Lennar is building 48 new homes priced from $500K. In the Pope High District Lennar added a final phase of about 20 new homes (on smaller lots) to the existing Waldon Subdivision built in the 1990’s. Lennars new addition is named “The Estates of Waldon” also priced from $500K.

In the Pope High School district there are two brand new tracts of land now (Dec 2012) being prepped for new home construction to begin in early 2013. One will be a small enclave of about 15 homes by local new home builder Traton Homes, the other is a larger joint venture “Swim Tennis” development between Ashton Woods and Edward Andrews homes. About 55 homes are planned for this new subdivision known as Mabry Manor and advertised prices range from the high $400’s to the $700’s – an unusual range of prices for such a small suburban development.

As the following slides show, East Cobb Home Inventory February 2017 in the top three high school districts, Walton, Lassiter, and Pope is low in many price ranges – this continues a trend that we have seen over the least several years. It means that buyers will have to compete hard for the best homes. This is a market when you want to hire the best local broker you can find – trying to be your own broker is never smart since buyer brokers are free, but in this market trying the DIY route is the best way to loose out on your dream home to a better equipped buyer – one who has expert representation.

The data can also be used to help you determine the likelihood that you will be able to find a certain priced home in a particular school system – for example homes under $300K in the Walton High District are in very short supply – always. Also, while this graph doesn’t show it, New Construction Homes in the Walton High District are almost non existent under $700K+.
